Smart Home for Renters 2026 — No Drilling, No Damage, Deposit Safe

Last Updated: May 21, 2026  |  Renter-tested: All products below require no permanent installation

Most smart home guides assume you own your home. This one doesn't.

Every product below requires no drilling, no permanent installation, and can be removed without damage when you move out. All are deposit-safe.

The Renter's Rule

Before any smart home purchase as a renter, ask: "Can this be removed in 15 minutes with no trace?" If yes, it's renter-safe. If it requires drilling, wiring, or adhesive that might damage paint, it's not.

Checking your tenancy agreement before buying a smart lock. Many tenancy agreements require written permission from the landlord before modifying door hardware. A retrofit smart lock (August, Wyze) is safer than a replacement deadbolt — but always check your agreement.

Renter-Safe Smart Home by Category

Smart Lighting (No Drilling Required)

Smart bulbs require no installation beyond screwing into existing lamp fittings. They're completely renter-safe.

Best choice: LIFX Color A19 (~$12) — no hub, works with any existing lamp, unscrew and take when you leave.

For table lamps: Add smart plugs to any lamp for voice/schedule control without changing the bulb.

Smart Plugs (Zero Installation)

Smart plugs plug into standard wall outlets. Take them with you when you move. Kasa EP10 (~$15 for 2) is the best value. Tapo P110 (~$15) if you want energy monitoring.

Smart Speakers and Hubs

All smart speakers are renter-safe — they sit on surfaces, no installation needed.

Alexa: Echo Dot 5th Gen (~$50)

HomeKit: HomePod mini (~$99)

Smart Lock (Check Tenancy Agreement First)

Retrofit locks (August, Wyze) attach to the inside of your existing lock hardware without replacing anything. They're reversible in 10 minutes. But always check your tenancy agreement — some landlords require permission for any lock modification.

Best retrofit: August Smart Lock Pro (~$200) — attaches to existing deadbolt, removes cleanly.

Budget retrofit: Wyze Lock (~$90) — same concept, lower cost.

Security Cameras

Battery-powered cameras require no installation — position them on shelves or use adhesive mounts (Command Strips hold most cameras without drilling).

Indoor: Wyze Cam v3 (~$35) — stands freely, no mounting needed.

Outdoor (battery): Arlo Pro 4 (~$200) — magnetic mount, no drilling. Can use Command strips.

Video doorbell (battery, no wiring): Ring Video Doorbell 4 (~$100) — battery powered, mounts with Command Strips to door frame (check tenancy agreement for shared building entrances).

Smart Thermostat for Renters

Smart thermostat installation modifies existing wiring — always get landlord permission first. In our experience, most landlords agree to Ecobee or Nest if you keep the existing thermostat and reinstall it when leaving. The energy savings argument (lower heating bills) often persuades reluctant landlords.

If your landlord says no: use smart plugs with a portable electric heater as a workaround. Tapo P110 + any portable heater + an Alexa schedule = basic smart heating without touching the thermostat.

Smart Blinds for Renters

Most smart blind systems require new blind hardware. One exception: SOMA Smart Shades (~$130) — a retrofit motor that attaches to existing blind chains without any permanent modification. Renter-safe.

FAQ for Renters

Can I install smart home devices without telling my landlord?

Smart bulbs, plugs, and speakers: yes, no permission needed. Smart locks and thermostats: check your tenancy agreement first — most require landlord permission for modifications to fixtures. A good email asking permission takes 2 minutes and protects your deposit.

Will smart home devices affect my deposit?

Renter-safe devices listed above will not affect your deposit if removed correctly. Smart bulb sockets: leave standard bulbs as you found them. Adhesive mounts: use Command Strips (designed for damage-free removal) rather than screws. Smart lock retrofits: reinstall the original hardware when leaving.
